Rental Agreement

This Vacation Rental Agreement (the Agreement) is made by and between Freija Inc. (Host) and (Guest) as of the date last set forth at the time of booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property: The vacation rental property is located at 175265 Concession 6, Desboro, Ontario, Canada. The property is fully furnished and includes all amenities listed in the boking.

Rental Party: The rental party shall consist of Guest and only the persons listed in the booking.

Maximum Occupancy: The maximum number of guests is limited to four persons per site (including children). An additional charge or $25 per person per night for guests in addition to the initial group will be assessed.

Term of the Lease: The vacation rental lease begins at 2 p.m. on (“Check-in Date”) and ends at 11 a.m. on (the “Check-out Date”).

Minimum Stay: This property requires a 1 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 1 days, the guest will be charged the full one (1) night rate.

Rental Rules: Guest agrees to abide by the Property Rules (below) at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.

Access: Guest shall allow Host access to the property for purposes of repair, inspection or emergency. Host shall exercise this right of access in a reasonable manner by giving at least 1 hour notice (unless in case of emergency).

Deposit: A deposit of 50% is due upon booking. Remaining balance due 1 days before arrival. A refundable damage deposit of CAD 140.00 is due upon booking. The deposit is for security purposes and will be refunded within 5 days of the Check-out Date, provided no deductions are made due to: i. damage caused to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Host due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Host immediately.

Cancelation Policy: 100% of paid prepayments refundable when canceled 5 days before arrival or earlier. 50% of paid prepayments refundable when canceled 1 days before arrival or earlier. 0% refundable if cancelled after.

Insurance: We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.

By making a booking, I hereby give permission to charge my credit card account for the amounts listed at time of booking. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.

Waiver & Release

IN CONSIDERATION OF the covenants and agreements contained in this Agreement and other good and valuable consideration, the receipt of which is hereby acknowledged, the parties to this Agreement agree as follows:

Consideration
Being of lawful age and in consideration of being permitted to participate in the activities described below, the Participant releases and forever discharges the Activity Provider, its owners, directors, officers, employees, agents, assigns, legal representatives and successors from all manner of actions, causes of action, debts, accounts, bonds, contracts, claims and demands for or by reason of any injury to person or property, including injury resulting in the death of the Participant, which has been or may be sustained as a consequence of the Participant’s participation in the activity described below, and not withstanding that such damage, loss or injury may have been caused solely or partly by the negligence of the Activity Provider. The Releasor understands that the Releasor would not be permitted to participate in the activity described below unless the Releasor signed this Agreement.

Details of Activity
The Participant will participate in the following activities: lodging, camping, canoeing.

Concurrent Release
The Participant acknowledges that this Agreement is given with the express intention of effecting the extinguishment of certain obligations owed to the Participant and with the intention of binding the Participant’s spouse, heirs, executors, administrators, legal representatives and assigns.

Fitness to Participate
The Participant acknowledges that the Participant does not have any physical limitations, medical ailments, physical or mental disabilities that would limit or prevent the Participant from participating in the above mentioned activity. If required, the Participant will obtain a medical examination and clearance.

Full and Final Settlement
The Participant hereby acknowledges and agrees that the Participant has carefully read this Agreement, that the Participant fully understands the same, and that the Participant is freely and voluntarily executing the same.

The Participant understands that by booking, the Participant agrees to be forever prevented from suing or otherwise claiming against the Activity Provider for any property loss or personal injury that the Participant may sustain while participating in or preparing for the above noted activity.

The Participant has been given the opportunity and has been encouraged to seek independent legal advice prior to agreeing to this Agreement.

This Agreement contains the entire agreement between the parties to this Agreement and the terms of this Agreement are contractual and not a mere recital.

Governing Law
This Agreement will be construed in accordance with and governed by the laws of the Province of Ontario.

Property Rules

  • No fishing or hunting on property.
  • Pets on leashes, please.
  • No visitors – only people on original booking.
  • No fireworks.
  • No excessive noise past 10pm.
  • No parties or events.
  • Please help us keep the trails clean and take care of this unique habitat.
  • $10 fee per bag of landfill garbage left behind at campsites.
  • $100 and up fee for littering.
